TJM Projects Awarded St Helens Residential Contract

We are pleased to confirm that works have now commenced on site for our latest residential development in St Helens, where TJM Projects has been appointed as lead contractor.

Following an extensive two-year planning phase, the project has now moved into the delivery stage, marking a significant milestone for both our team and our client.

A Collaborative Approach to Construction

The development is being delivered under a JCT Target Cost contract, a procurement route we strongly advocate for.

This framework promotes transparency, accountability and shared objectives from day one. Through the structured “pain/gain” mechanism, both contractor and client remain aligned on cost control, efficiency and programme performance throughout the build.

Working in close partnership with Lowwood Developments, this collaborative model ensures clarity in decision-making and a focus on delivering best value at every stage.

Project Scope

TJM Projects is managing the full lifecycle of the scheme, including:

  • Site Preparation – Safe demolition of the existing on-site units, now underway.
  • New Build Construction – Delivery of a high-specification, six-unit apartment block.
  • Architectural Integration – Executing a design that complements the surrounding Victorian terraced housing, ensuring the finished development integrates seamlessly into the established streetscape.

With site operations now in progress, this project further reinforces TJM Projects’ reputation for delivering high-quality residential developments within robust and collaborative contractual frameworks.
