Marshall Building, Manchester

We’re pleased to have completed the £2.4 million refurbishment of Marshall House, delivering a significant transformation across this prominent commercial building in St. Ann’s.

The project involved the refurbishment of three office floors alongside the upgrade of welfare facilities across five levels. Works included extensive mechanical and electrical improvements, new air conditioning systems, bespoke joinery installations, modern floor finishes, suspended ceilings and the creation of new meeting facilities within the lower basement.

A new reception area was also delivered, providing a contemporary arrival experience that reflects the quality and ambition of the wider development.

Delivered in collaboration with OBI Property, the scheme combined CAT A and CAT B fit-out elements to create flexible, modern workspace ready for occupation.

This project is another great example of TJM’s ability to deliver complex refurbishment schemes, transforming existing buildings into high-quality environments that meet the needs of modern occupiers.

Scope of Works

The project included the complete refurbishment of three principal office floors, with works comprising:

• Bespoke joinery, including feature walls and integrated storage
• New suspended ceilings and floor finishes
• Complete mechanical and electrical upgrades
• Energy-efficient lighting
• New air-conditioning systems
• CAT A fit-out ready for tenant occupation
• Five floors of toilet facilities were also fully refurbished, introducing new sanitaryware, improved layouts and durable contemporary finishes designed for easier ongoing maintenance

Further works included:

• A CAT B fit-out to the ground and lower-ground floors
• New meeting facilities within the lower basement
• Fully finished, occupier-ready spaces
• A bespoke reception area designed to create a strong first impression

Outcome

The completed scheme has transformed St Ann’s House into a modern, high-quality commercial environment while making better use of the building’s existing spaces. Delivered to a high specification, the project demonstrates TJM’s ability to coordinate complex, multi-floor refurbishments, bringing together bespoke manufacturing, detailed M&E integration and carefully considered interior finishes.
